Purchase a Damage Waiver for Timberwood Cabin Guests

This Damage Waiver must be purchased and paid for prior to check-in. No Exceptions.
If You have purchased a Waivo® Damage Waiver (“Waiver”), or one has been purchased for You, then the following terms and conditions are now part of Your vacation rental property lease agreement that only applies to the dates of reservations.

After completion and full payment, you will receive a PDF proof of coverage to your email. This Damage Waiver fee is NOT REFUNDABLE. This is a Damage Waiver and NOT an INSURANCE POLICY and it only applies to the TimberWood Cabin address at 424 Mountainaire Ln, Big Bear Lake, California 92315 you have rented for the length of time it is rented on your rental agreement. Please read carefully.

Our Waiver protection is on a per booking basis and the way that it works is there is a minimum fee or flat fee for any bookings that are 10 nights or less, and then for the bookings that are longer than 10 nights the minimum fee will still apply for the first 10 nights and then a nightly rate will go into effect for any of the additional nights after that.

Deductible $300 if any damage occurs during the stay up to 30 days.

Waiver Agreement

I. AGREEMENT
A. On behalf of TimberWood Cabin, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below up to $ 3000.00 USD, the Waiver limit purchased by or for You, the renter, for your stay at the vacation rental property during the rental period listed on this Waiver. A $300 USD deductible applies, and will be charged to the credit card supplied by the guest/renter which the guest is responsible for paying if any damage is caused by the renter during the rental period listed on this Waiver.

B. Waivo is hereby responsible for direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will reimburse the lesser of the cost of repairs or the cost to replace the property up to $ 3000.00. This Waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.

C. This is not an agreement to provide insurance.

II. EXCLUSIONS

A. This Waiver will not reimburse theft, or damages resulting from:

1. Acts of God
2. Prior damage, cosmetic damage, marring, normal wear and tear
3. Loss of use of the vacation rental property
4. Rodent, termite, infestation, or wild animal
5. Damage to a motorized vehicle
6. Fine art, collectibles, or sets of items
7. Consequential loss

B. This Waiver will not pay for damage or theft of property owned by You.
C. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, clogged plumbing, excess trash, laundering linens, spa/pool maintenance, landscaping, maintenance, or mechanical breakdown.

III. CONDITIONS

A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the Waiver.

B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.

C. Waivo will reimburse for assembly of replacement furniture up to a maximum amount of $50.00 US Dollars.

D. This Waiver is only effective during the rental period listed on this Wavier.

E. Damage must be reported to Waivo by the property manager, the online travel agent or the owner of the vacation rental property within 3 days from the end of the rental period listed on this Waiver.

F. Waivo will not respond to damage under $50 US dollars.

G. If there is a dispute related to these terms, mediation is required before any party may file litigation.

In the event of litigation, all parties waive the right to a jury trial.

IV. DEFINITIONS

You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person You invited on to the vacation rental property during your stay.

Damage must be reported within 24 hours or the Damage will not be covered by this waiver and the cost of repair or replacement will be the renter responsibility.

Guest Financial Responsibility outside the waiver

You, the renter, agree to be financially responsible for the following during your rental period, as these are not covered by the Damage Waiver:

1- Odor or smoke smell removal 2- Toilet unclogging fees 3- Clogged plumbing due to misuse 4- Excess trash removal 5- Dog feces cleanup (inside & outside the property) 6- Dog hair removal from furniture, beds, and linens 7-Towels must never be used on animals
